Marylebone lettings agents: lettings in London W1

Marylebone is a very central location north of Oxford Street and south of Regent's Park. The area is perhaps best known for the world famous Harley Street, where there is an abundance of doctors and dentists surgeries. Despite the commercialism of Oxford Street and other nearby major shopping streets, Marylebone has numerous quiet, residential areas which have become increasingly popular because of the "village atmosphere", partly provided by good local restaurants, outdoor bistros and local pubs. With the nightlife of the nearby West End and both Regent's Park and Hyde Park a mere walk away, this is a convenient and exciting place to live.

Marylebone W1

Marylebone is in all probability the least visited area in W1. Located directly north of Oxford Street, it is quiet, orderly and really very pleasant. The most well known section lies between Selfridges in the south and Madam Tussaud's in the north, and is a wonderful place to wander on the busiest of days. You'll find great shops, nice pubs and restaurants, and a remarkable lack of pedestrian traffic.

The area looks like it might be largely residential, and while this may be somewhat true there is plenty of stuff going on. The Wallace Collection is a little-known gallery with a splendid collection including works by Rembrandt, Velazquez and Delacroix. Nearby is the Wigmore Hall, which is one of the world's top venues for chamber music and instrumental recitals.

Marylebone is also home to the BBC's Broadcasting House, where their national radio station programmes are recorded. There's also Regents Park sitting just to the north - if traffic and stress levels have risen to an unacceptable degree then it's definitely one of the best places to pretend you're in the countryside. The Open-Air Theatre is also worth a look when the weather's good.

Like so many London districts until quite recently the neighbourhood that is now called Marylebone was just continuing fields with the odd house here and there.

The name came about earlier, when some villagers in the Manor of Tyburn moved their church away from the gallows and closer to the River Tybourne. The church thus became known as St Mary by the Bourne.

By the 17th century Oxford Street was a major road connecting London with Oxford. Two estates had established themselves north of here; both the Portman Estate and the Portland Estate had developed when the respective families had bought land from Henry VIII. Smaller streets appeared, dotted with houses, shops and markets.

The area soon became a centre for London's affluent. The area's reputation for musical performance was established around this time, and John Nash developed Marylebone Park by designing various villas surrounding it and a house for the Prince Regent. Thus Regent's Park was born.

By the 20th century Marylebone was almost completely developed, with Marylebone railway station having been completed in 1899.

London Short Term Lets

Most short lets are catering for holidays or business people working in this country on a short term basis. Business professionals are the ideal tenants for most people. Companies are often willing to pay handsomely for high quality properties in the right locations, as the alternative is hotel accommodation - usually much more expensive for an equivalent standard of accommodation. Some companies can even afford to supply cleaning, laundry, chauffeur and catering services for the tenants they are placing, due to the savings that they make over hotel accommodation

Luxury Short Lettings

With the exception of holiday homes, where certain other factors come into play, high class exclusive homes dominate the short term letting market, with both flats and houses being popular. Not only are they generally high quality properties in upmarket areas, but the most successful are also presented with an attractive décor and furnished to a high standard. However, if your property does not fit this bill, it does not mean you won't be able to find a short term tenant. Excellent location, proximity to useful transport links, pleasant grounds or some other appeal can make your home attractive to certain tenants.

London Landlords

Short term lets can provide a lucrative source of extra income as they can generate anything from 15 to 50 percent more than rental prices under an assured shorthold tenancy. For this reason, some landlords actually prefer to let short term, hoping to find a series of tenants for a property, doing their utmost to minimise empty periods. This strategy can work for some properties in some areas, but it is risky, as your property has a good chance of lying empty between lets.
